| EXECUTIVE SUMMARY |
One of our unique investment projects consists of 228 acres island, located in
Florida between Orlando (70 miles) and Daytona. As compared to other parts of
Florida, the location of the Island is ideal for warm winters and cool summers.
The objectives of the project is to market an develop the Island as an upscale
private retreat. Access to the Island will consists of water taxi or private boat
only. The Island will not be open to the general public, which will create private
oases for the residents.
Some of the amenities on the Island include: Restaurant, Convenience Store,
Tennis courts, and Marina. In addition, golf carts will be used on the Island for
transportation; cars will not be allowed on the Island, but personal parking
spaces for vehicle of residence and guests will be available on the mainland.
Currently, the Island is in the zoning and plotting stage, and the development
consists of 64 lots, between 2-5 acres, with private docking rights for large
boats. A total of 36 additional town homes are expected to be approved for
development.
Each lot is expected to be offered in the range of $450-600k, which is expected
to generate between $28 to $38M at the current 64 lot scenario, and with
another $5-7M for town homes lots, if approved. This project is being sold with

marina, and an old hotel with 54 rooms which can be refurbished or rebuilt. The
